中国房价加速上涨 引发泡沫担忧

中国房地产价格上月加速上涨，涨幅为两年来最大，尽管在各方普遍担心出现楼市泡沫的情况下，政府采取了一些降温措施。

根据中国国家统计局发布的数据，中国70个大中城市的商业和住宅房地产价格2月份同比上涨10.7%，高于1月份9.5%的同比涨幅。

自今年初以来，北京方面已出台了一系列政策，力求抑制不断飙升的房地产价格，多名高层官员接连警告称，某些市场价格上涨过快，可能出现泡沫。

昨日发布的数据包括有补贴和租金受控的住房（这些领域较低的价格涨幅拉低了总体涨幅），还包括商业房地产（该领域的价格并无太大上涨，甚至在下降）。

分析师们表示，住宅价格涨幅要高得多，而这是最令政府担心的，因为住宅价格对人民生活以及他们对共产党统治的满意度具有直接影响。

中国房地产业协会秘书长顾云昌估计，中国平均房价上涨逾22%。可是，国家统计局上月发布的数据显示，去年全年的平均销售价仅比2008年高出1.5%。

“当我看到那个数据的时候，我也感到怀疑，认为他们把小数点放错了地方，”顾云昌向英国《金融时报》表示。

中国政府正试图实现一种高难度平衡：一方面要遏制投机者、但不致市场崩盘，另一方面要让大多数尚未购房的中国人买得起住房。

“中央和地方政府不能用太大力度抑制楼市，因为房地产在整个经济中扮演着关键角色，”顾云昌表示。

房地产价格的不断上涨，在香港也引发了担忧。在这里，楼市形势可能对选举结果产生影响。5名立法会议员最近辞去了自己的职位，由此引发5月份的补选，这些人希望，补选将展现出，香港市民拥护加快实行全面民主。
